Preventive maintenance checklist for commercial refrigeration systems: condenser, evaporator, expansion valve, compressor, electrical.
Preventive maintenance is the best way to extend the life of refrigeration equipment and avoid costly breakdowns. Here's a complete checklist for every visit.
Condenser
- Clean the fins (vacuum or compressed air)
- Check fan operation
- Measure inlet and outlet air temperature
- Check fin spacing (no damage)
- Make sure airflow isn't obstructed
Evaporator
- Check defrost (any abnormal frost buildup?)
- Clean the fins if accessible
- Check the defrost drain (not clogged)
- Measure supply air temperature
- Check the fans (noise, vibration)
Compressor
- Measure amperage and compare to nameplate
- Check discharge line temperature (< 120°C)
- Listen for abnormal noises
- Check oil level (if sight glass present)
- Measure high and low side pressures
- Calculate superheat and subcooling
Refrigerant circuit
- Check for leaks with electronic detector
- Inspect lines (vibration, rubbing, insulation)
- Check the filter drier (delta T)
- Check the liquid sight glass (bubbles = low charge)
- Document pressures and temperatures
Electrical
- Check connections (tightness, corrosion)
- Measure supply voltage
- Check contactors and relays
- Test safety controls (high pressure, low pressure, anti-freeze)
- Check wiring (wear, overheating)
Documentation
- Fill out the work order with all measurements
- Document refrigerant added (halocarbons logbook)
- Photograph any anomalies found
- Schedule the next visit
