A mini split leaking water inside needs prompt attention because water can damage walls, floors and customer property. But visible water does not automatically prove a clogged drain. A technician must separate condensate backup from poor slope, a damaged pan, pump failure and meltwater from a frozen evaporator.

Before opening the indoor unit
- Shut the unit down if water threatens a surface or electrical component.
- Photograph the leak point and ask when it appears: during cooling, after shutdown or only in high humidity.
- Confirm mode, setpoint, filter condition and any visible frost or ice.
- Identify whether condensate drains by gravity or through a condensate pump.
1. Clogged condensate drain
Dust, biofilm and debris can slow the drain until the pan overflows. Inspect the pan and both ends of the line. Verify drainage with a manufacturer-compatible method without driving contamination deeper into the tubing. After cleaning, add a controlled amount of water to the pan and watch the outlet flow.
2. Poor slope, sag or crushed tubing
A clean drain cannot work when water must travel uphill. Follow the full line for sagging, loose fittings, pinched elbows, compressed tubing or a submerged termination. Verify indoor-unit level according to the manufacturer. A proper correction creates steady drainage instead of dumping the pan only once.
3. Condensate pump failure
For a pumped installation, check power, float operation, reservoir, discharge tubing and check valve. A pump that hums without moving water, cycles continuously or signals an alarm provides useful evidence. Test the complete sequence with water; hearing the motor alone is not enough.
4. Frozen evaporator melting after shutdown
If water appears mainly after the system stops, look for ice. A heavily loaded filter, dirty blower wheel or coil, failed fan or refrigerant-side problem can reduce heat transfer. The ice later melts faster than the pan can drain. Defrosting treats the symptom; measurements are needed to identify the cause.
5. Drain pan, insulation and surface condensation
Inspect the pan for cracks, distortion or poor assembly. Missing or open insulation around a cold line can also create condensation outside the drainage path. Trace moisture to its highest and earliest point rather than following only the visible drip.
Prove the repair before leaving
- Run cooling long enough to produce condensate.
- Confirm continuous outlet flow and no moisture below the indoor unit.
- Record filter, drain, pump, slope, ice and before/after measurements.
- Attach photos to the equipment record and explain the confirmed cause.
